Six Core Documentation Services
We manage every step of the documentation process — from initial assessment to final delivery — so your property transactions are legally sound and properly recorded.
Extrajudicial Settlement of Estate
Settle inherited properties without going to court
When a property owner passes away without a will, heirs can settle the estate through an extrajudicial settlement — a faster, more cost-effective alternative to judicial proceedings. We guide heirs through the entire process, from drafting the deed to publication and registration.
Applicable when the deceased left no will and all heirs are of legal age and in agreement.
WHAT IS INCLUDED
- Preparation of the Deed of Extrajudicial Settlement
- Newspaper publication (required by law)
- BIR estate tax computation and payment
- Transfer of title to the heirs
- Coordination with the Register of Deeds
Title Transfer
Transfer ownership quickly and correctly
Whether you are buying, selling, or donating a property, the Transfer Certificate of Title (TCT) or Condominium Certificate of Title (CCT) must be updated to reflect the new owner. We handle the full transfer process — from BIR clearance to the issuance of the new title.
Processing time typically ranges from 30 to 90 days depending on the LGU and Register of Deeds.
WHAT IS INCLUDED
- Capital Gains Tax (CGT) or Creditable Withholding Tax (CWT) filing
- Documentary Stamp Tax (DST) payment
- BIR Certificate Authorizing Registration (CAR)
- Transfer Tax payment at the Local Government Unit
- Registration at the Register of Deeds
- New title issuance in the buyer's name
Titling of Untitled Land
Convert tax declarations into a registered title
Many properties in the Philippines are still covered only by tax declarations or deeds of sale without a Torrens title. We assist landowners in securing an Original Certificate of Title (OCT) through administrative or judicial titling proceedings.
Titling requirements vary by land classification, area, and location. We assess each case individually.
WHAT IS INCLUDED
- Assessment of titling eligibility and applicable law
- Free Patent application (for agricultural and residential lands)
- Judicial confirmation of imperfect title
- Survey and technical description preparation
- DENR and LRA coordination
- OCT issuance and registration
Title Reconstitution
Restore lost or destroyed land titles
If your title has been lost, destroyed, or damaged — whether due to fire, flood, or other causes — reconstitution is the legal process to restore it. We handle both administrative reconstitution (for titles destroyed in the Register of Deeds) and judicial reconstitution (for owner's copies).
Supporting documents such as tax declarations, deeds, and survey plans are required.
WHAT IS INCLUDED
- Determination of reconstitution type (administrative vs. judicial)
- Preparation and filing of petition
- Publication and posting requirements
- Coordination with the Land Registration Authority (LRA)
- Issuance of reconstituted title
Real Property Tax (RPT) Compliance
Stay current and avoid penalties
Unpaid real property taxes can lead to penalties, surcharges, and even tax delinquency sales. We assist property owners in computing, settling, and maintaining RPT compliance — including securing tax clearances needed for title transfers and other transactions.
RPT is due annually on or before January 31, or in four equal installments.
WHAT IS INCLUDED
- RPT computation and delinquency assessment
- Payment facilitation with the Local Treasurer's Office
- Tax clearance certificate procurement
- RPT amnesty application (where available)
- Advice on quarterly vs. annual payment options
Property Legal Problem Resolution
Protect your property rights
Property disputes and encroachments can delay transactions and put your investment at risk. We assist property owners in resolving common legal issues — including illegal occupants, boundary disputes, adverse claims, and encumbrances — through proper legal channels.
We work alongside licensed attorneys. Legal fees for court proceedings are separate from our documentation fees.
WHAT IS INCLUDED
- Assessment of the legal issue and applicable remedies
- Coordination with legal counsel for ejectment or unlawful detainer cases
- Assistance with adverse claim annotation and cancellation
- Encumbrance and lien resolution
- Coordination with barangay and local government units
- Documentation support throughout the process
